I am a happy real estate agent today. Two of my listings went into contract this week.
14 Park Lane, the 3 bedroom ranch in Nanuet, asking $589,000 -We only needed four days of showings and one open house to generate 27 buyers through the door which lead to 11 offers – 4 of which were over asking price.
My second property that went to contract this week was 9 Milford Lane in Suffern. This was a two bedroom coop, in Bon Aire. It was also a foreclosure that needed a ton of updating. Milford took a little longer to sell – 5 weeks – but still not bad. And it was mostly because of the coop board requirements that slowed us down. The coop board requires a minimum of 20% down, with 700+ credit and a debt to income ratio of no more than 35% of gross income. Lastly buyers need to show a minimum of 12 months of maintenance fees in liquid reserves.
With both of these properties going into contract this week, my schedule is freeing up for new business!
