Rockland County residents have long referred to New City as the business district of Rockland.  In addition to the many restaurants New City has Mom and Pop shops and financial service offices.  New City also has multiple condominium complexes to choose from.   The complexes include New City Condos (Heritage Dr,) Omni Ct, Braemar Ct, and Mount Vernon Mann .   These condo complexes each allow residents to walk to the New City Stop Rite, the post office and the New City library

The most prevalent of condo complexes is the New City Condos complex located on Heritage Drive.  Arrive at Heritage Drive from South Main St in New City.  This Rockland County Condo complex was built in 1971.  There are approximately 331 units, all of which are three level town homes.  Most units have a walk out basement/lower level to a semi private back yard.  The layouts resemble more of a small home single rather than an apartment style condo.

Most end units are of brick construction. Interior units mostly have Cedar Shake siding or T 111 siding, which is made from engineered wood (wood products and other materials pressed together)  New City condos range between 1200-1300 square feet.  The taxes are approximately $5000-$6000 per year. Homeowners associating fees are 350- 400 per month.  The amenities include a clubhouse, pool,tennis courts a ,tot lot and playgrounds.

The above image displays information about New City Condos SOLD in 2010.  The most expensive Heritage Drive condo sold for 310,000 while the least expensive home sold for  $250,000.  SP= sales price.  The SP$/LP$ ratio reflects the percentage of asking price actually received.

The most expensive unit ever sold in Heritage Drive sold in September 2006 for 372,000.  This was a renovated 3-4 BR  with new appliances, under cabinet lighting in the kitchen, new bathrooms, hardwood floors, recessed lightning. And a Finished Basement.

This year, the continued pressures of the buyers market have pushed an abundance of units between $200,000 and $250,000.

This condos complex is located near Squadron boulevard and backs up to Route 304.

Check out Braemar Ct, just off Route 304.  Braemar Ct is a 30 unit town house complex in Rockland County and was built in 1985. Some of the characteristics of Braemar condos  include large living rooms,  formal dining rooms, large master bedrooms  with vaulted ceilings., walk in closets  plus picturesque views from trex deck.  Bramar condos in New City also have a one car garage.

Most Braemar condos in New City  are 1423 square feet.  Property Taxes are approximately $7,000 and the homeowners association fees average  $350.

The most expensive unit ever sold in Breamar sold for 425,000 and closed in March 2008.

Searching for something bigger still?  Come to Omni Ct.  Large, contemporary style  New City Town Homes with a 2 car garage.  Some of the biggest condos in Rockland County!   Some units are 2,500 square feet homes. Omni court condos in New City were built in 1985.  There are approximately 45 units in the complex. Omni Court amenities include: Club house and Pool. Some of the characteristics of Omni Court homes include central vacuum throughout and a balcony overlooking the spacious living room  with a fireplace.

The most expensive Omni Ct home ever sold went for 495, 000 at the peak of the market, June 2005.  This was a 2200 sq feet home 3 bedrooms, 3 bathrooms home with two master bedroom suites, a formal dining room, eat in kitchen, fireplace, vaulted ceilings and A huge deck with a backyard view. Dont forget the 2 car garage and oversized finished basement!
